Construction Manager

Position Summary

Responsibilities:

  • Monitor and document the Construction Contractor’s work for progress, workmanship, quality, and compliance with contract documents, relevant building codes, and safety standards.
  • This individual will prepare a Daily Report for each day that on-site construction activities occur.
  • Document and actively monitor the project’s adherence to all Vibration Monitoring and Control requirements, as well as compliance with the Historic Preservation Treatment Plan, ensuring that construction activities do not negatively impact surrounding structures or historically sensitive assets.
  • Review and confirm that the Construction Contractor’s project record drawings are updated weekly to accurately reflect all changes, and document the results of this review in the progress meeting notes.
  • Capture clear and relevant photographs and include them in the daily logs, ensuring each image is accompanied by a legend, dimension notes, and a concise description of the conditions or activities shown.
  • Document the construction of Architectural Mock-ups and review them to ensure full compliance with the project’s design requirements and contract documents.
  • Review and confirm that the Construction Contractor’s project record drawings are updated weekly to accurately reflect all project changes, and document the results of this review in the progress meeting notes.

Qualifications:

  • Minimum of five (5) years of relevant construction and/or engineering work experience demonstrating knowledge and experience in:

- Construction management

- Project coordination, documentation, and communication

- Applying and ensuring compliance with engineering code, permit, and contract document requirements

- Inspection and verification of construction work

- Reviewing as-constructed markup drawings

- Technical writing

- Performing schedule and cost breakdown estimating, analyses, and negotiations

- Reviewing payment invoices

- Leading and facilitating progress meetings and other general meetings

- Descriptions of any/all relevant professional registrations/certifications, training, etc.

Physical Requirements

The incumbent in this position can typically expect to sit and use his/her hands to handle and feel for more than 1/3 of the day. He/she can expect to stand or walk for more than 2/3 of the day. Talking and listening are also expected for more than 2/3 of the day. The ability to climb or balance, stoop, kneel, crouch or crawl, or reach with arms will be needed for less than 2/3 of the day.

This position requires that the incumbent be able to lift items up to 70 pounds on an infrequent basis.

The incumbent in this position should have clear vision at 20 inches or less. He/she should be able to view various reports and forms as well as information displayed on a computer monitor and have the ability to distinguish between different colors. Depth perception, peripheral vision, the ability to focus, and the ability to see from a distance are also necessary.
